I connect you with a trusted local lender so you know your real price range before you shop.

Find the right home

Offer, escrow and keys

I write and negotiate your offer, then manage inspections, appraisal and deadlines until you close.

Loan options

Low-down and zero-down options

These are the programs first-time buyers in our area ask about most. Your lender will confirm which ones fit you.

As low as 3.5% down

FHA loans

Government-backed loans with flexible credit guidelines. A common choice for first-time buyers.

0% down

VA loans

For eligible veterans, service members and some surviving spouses. No down payment and no monthly mortgage insurance.

0% down

USDA loans

For homes in eligible rural areas, which include parts of the High Desert. Eligibility depends on the address and your household income.

As low as 3% down

Conventional loans

Some conventional programs allow 3% down for first-time buyers who qualify.

Down payment help

CalHFA programs

California’s housing finance agency offers programs that can help with your down payment and closing costs.

Extra help

Local and lender grants

Some cities, counties and lenders offer grants or credits. I’ll point you to the ones that may apply to you.

Loan programs, down payment assistance and grants are subject to lender approval, eligibility and availability. I am not a lender; your lender will confirm what you qualify for.

Questions

Common questions

Do I need 20% down?

No. Many buyers put down much less, and some programs require nothing down. Your lender will show you the options and what each would mean for your monthly payment.

What does it cost to work with a buyer’s agent?

We’ll sign a written buyer agreement before you tour homes that spells out how I’m paid. In many cases the seller covers some or all of it, and I’ll walk you through your options upfront so there are no surprises.

How long does it take?

Escrow usually takes 30 to 45 days once your offer is accepted. Finding the right home can take anywhere from a few weeks to a few months, depending on your budget and the market.

My credit isn’t perfect. Should I still call?

Yes. Some programs allow lower credit scores, and a lender can tell you what to work on if you’re not ready yet. Either way, you’ll leave the call with a clear next step.
